I. General provisions

1. OPEN INVEST LIMITED LIABILITY COMPANY ul. Nowogrodzka 31 00-511 Warszawa NIP: 9562346576 (hereinafter: the Lessor) provides short-term rental services of Perfect Stay Apartments without additional services required in hotel facilities.

3. Contact with the Lessor in all matters is possible by telephone at +48 505509513 or by e-mail.

4. Staying in a rented apartment implies familiarity with and acceptance of the following Regulations.

5. Within the apartment and the entire facility in which the apartment is located, it is prohibited to conduct any trade, gambling, promotional or advertising activities without the consent of the apartment manager.

6. The Lessor does not allow the organisation of mass meetings on the premises of the rented facility, in particular stag and hen parties and fan meetings.

9. For the purposes of these Regulations, a Guest is any person who has checked in at the facility in connection with the apartment reservation made and is staying for a specified period of time.

II. Reservation Rules

1. Apartment reservations can be made by phone, email or via the website.

2. After making a reservation, a confirmation and terms and conditions are sent to the provided e-mail address, which must be read carefully and accepted.

3. The reservation is made for a natural person, an organizational unit without legal personality or a legal person - the entity that will make the payment.

4. After making the reservation, payment must be made (by transfer to the Lessor's bank account).

5. Failure to pay three weeks before the first day of stay (if the reservation is made well in advance) means that the reservation will expire without the need to inform the prospective Guest. If the reservation is made less than three weeks in advance, it must be paid immediately after it is made.

6. Making a payment constitutes acceptance of the regulations.

7. Only the number of people indicated in the booking may use the apartment during the stay.

8. Exceeding the number of people in the apartment without prior notification to the Lessor will be equivalent to the cancellation of the entire reservation without the possibility of a refund of the money paid so far.

9. Cancellation of reservation by the Guest:

a) Any cancellation requests must be submitted as soon as possible by phone at 48 505 509 513 or via the contact form.

III. Rules of stay

1. Upon receiving the keys/code to the apartment, the Guest becomes the person materially responsible for the items put into use. Any visible damage/faults/shortages must be reported to the Lessor's manager within the first hour of staying on the premises of the apartment. The Guest is responsible for any noticed and unreported damage/faults/shortages in the equipment.

2. Particular care must be taken to close windows and doors when leaving the premises. In particular, it is prohibited in the apartment to:

- smoking/taking drugs,

- walking in high heels,

- taking items that are part of the apartment’s equipment out of the apartment,

- leaving live electrical wires and devices unattended.

IV. Order regulations

1. Persons disturbing peace and order in the apartment may be removed without the right to any compensation and without the right to a refund of the stay fee.

2. It is prohibited to play loud music in the apartment and the facility.

3. The hotel day lasts from 15:30 to 11:00 the following day.

4. Night time silence is valid from 10:00 p.m. to 7:00 a.m. the following day.

5. Children and adolescents under 18 years of age are allowed to stay in the apartment only under adult supervision.

6. Damage caused by the Guests is settled on site. If it is impossible to determine the cost of repair at the time of damage, it is permissible to make an assessment of the damage within 7 days. The Lessor may prepare a damage report, about which the Guest will be notified.

7. The rented premises must be kept clean and tidy. Cleaning agents are available in the apartment. Any more permanent dirt or defects must be reported immediately.

8. Pets are allowed in the apartment only after prior arrangement with the landlord.

V. Final provisions

1. Guests using the Lessor's services undertake to comply with the provisions of these Regulations.

2. Any complaints regarding improperly provided services should be submitted in writing to the company's registered office address. They will be reviewed within 14 days.

3. The Regulations enter into force on 1 April 2024.
